Billerica moves more homes than any other town in my northern coverage — roughly 627 sales a year across 13,943 parcels — and it carries an unusual wrinkle: 28% of parcels are absentee-owned, the highest share of any market I cover. That means the competitive set always includes investor-held and tenant-occupied properties in mixed condition. My read for July: owner-occupied homes that arrive prepared are separating cleanly from that backdrop and pricing at the top of their bracket; the mistake I keep seeing is treating the volume here as a reason to skip preparation, when it's exactly why presentation decides the outcome.
