Framingham does volume — about 853 sales a year, third-most of any market I cover — but it isn't one market so much as a collection of neighborhoods that price differently. The $578K median and $650K average bracket a spread of streets where the same square footage can land meaningfully apart. My read for July: buyers priced out of the inner west corridor keep arriving here, and the listings winning are the ones priced against their own neighborhood's comparables rather than the citywide number; the recurring mistake is borrowing a comp from the wrong side of town.
