Arlington is where the inner-market house hunt lands: its average value — $1.02M — sits within about $1,500 of Cambridge's median, and in my experience the buyers arriving from Cambridge and Somerville searches show up with their homework already done. What they find is a town that trades in a tight band — the $34K spread between median and average is a fraction of Cambridge's — so every comparable speaks clearly. My read for July: well-priced listings are moving as fast as anything I cover, because the pent-up demand for an actual house at this price point is deep; the mistake is treating that overflow demand as room to reach, when the uniform band exposes a reach within days.
